Waste water on the floor? Stop the source, then ring

Blocked drains Dunheved: business sites cleared and verified.

Most blocked drains Dunheved businesses ring us about are not a single basin. It is a floor drain under a wash bay, a trade waste line from the production area, a yard pit full of silt after rain, or the sewer line from the amenities block backing up. We find the cause, clear it with the right tool, and prove the line runs before we leave. PVS Plumbing is a Penrith plumber working across the Dunheved industrial area in St Marys for factories, warehouses, workshops and food businesses.

§02 / Why you’re on this page

Four problems, four first moves.

Drain calls from a business site usually fall into one of four buckets. Here is what you are likely dealing with, what to do before we get there, and what to tell us when you ring.

Problem 01

Floor drain backing up.

Water pooling around a floor grate in a wash bay, workshop or loading area, or coming back up when another fixture drains. Usually fines, grit, packaging or wrap caught in the grate or the line just past it.

First move Stop washdowns and hoses on that area, and keep people and forklifts clear of the wet floor.
Problem 02

Trade waste line slow or blocked.

Process water draining slowly, a smell from a production area, or an arrestor or pit that will not empty. Grease, solids and residue build up on the pipe wall until the line narrows to nothing.

First move Stop discharging to that line and note what has gone down it recently. That tells us which tool to bring.
Problem 03

Yard pit or stormwater flooding.

Rainwater sitting in the yard, a pit overflowing, or a downpipe spilling at the base. Silt, leaves and pallet debris wash into pits and settle in the line.

First move Clear loose debris off the grate surface if it is safe. Leave heavy grates in place for us to lift with the right gear.
Problem 04

Amenities backing up.

Toilets gurgling or not flushing, sewer smell in the lunchroom, or water rising out of the overflow gully or boundary inspection opening in the yard.

First move Stop using the amenities on that line and ring us. If waste water is reaching the yard, keep people away from it.
If waste water is on the floor right now

Contain it, then ring.

  1. Stop the source. Washdowns, process discharge, and any toilets or sinks on the same line.
  2. Keep the area clear. People and forklifts out of the wet area until it is cleaned up.
  3. Don’t pour chemicals down to shift it. They rarely clear a full blockage and they make the line unsafe for whoever clears it.
  4. Ring 0412 045 854 and tell us what is backing up, where, and what normally runs down that drain.
§03 / The four drain types

Four kinds of drain, one crew.

A business site has more drains than a house, and they carry harder work. This is how we break the job down and what each one looks like on the day. For the tools themselves, see our drain clearing page.

Type 01 / Floors

Floor drains & wash bays.

Floor wastes, strip drains and wash bay grates in factories, workshops and warehouses. We lift the grate, clear the trap and the line, and flush it through.

We handle

  • Grit and fines build-up
  • Wrap and packaging snags
  • Damaged or loose grates

Worth flagging

  • Grates crushed by forklifts
  • Floors that fall the wrong way
  • Drains sized for a past use
Best for Wash bays, workshop floors and loading docks where water sits after every clean.
Type 02 / Trade waste

Trade waste & process lines.

Lines that carry process water and production waste to an arrestor, pit or the sewer. Jetted to scour the pipe wall, then filmed when the blockage keeps coming back. More on plant pipework on our industrial plumbing page.

We handle

  • Grease and residue on the wall
  • Solids settled in low points
  • Lines in HDPE and PVC

Worth flagging

  • Your trade waste conditions
  • Arrestor service history
  • What changed in production
Best for Manufacturing and food production sites. Running a kitchen or café? See hospitality and retail for grease trap plumbing.
Type 03 / Stormwater

Stormwater pits & yard drains.

Yard pits, grated channels and downpipe connections that flood the hardstand when it rains. We clear the pit, jet the line between pits, and check it runs to the outlet.

We handle

  • Silt and leaf build-up
  • Debris between pits
  • Downpipe connections

Worth flagging

  • Broken pit walls or lids
  • Lines crushed under traffic
  • Roof water on the wrong line
Best for Yards and car parks that pond after rain. Gutters overflowing too? See roof and gutters.
Type 04 / Sewer

Sewer & amenities lines.

The sewer line from toilets, showers and lunchrooms out to the boundary. Cleared, verified at every fixture, and filmed where we suspect roots, a sag or a break.

We handle

  • Toilet and gully blockages
  • Tree roots in older lines
  • Boundary inspection openings

Worth flagging

  • Blockage in the street main
  • Collapsed or cracked sections
  • Repeat blockages
Best for Amenities blocks and offices on industrial sites, and any line that has blocked more than once.
§04 / The Dunheved reality

Big floors, hard-working drains.

The Dunheved industrial area sits on the northern side of St Marys, close to our St Marys work. It is a mix of factories, warehouses, trade workshops and food businesses, and a lot of the buildings have changed tenants and uses over the years.

That matters for drains. A floor drain laid for dry storage can struggle when the next tenant runs a wash bay. A yard pit that coped with one truck a day now sits under constant forklift traffic. And the sewer line from the amenities block is often as old as the building.

If the same drain has blocked twice in a year, we recommend a camera before another clear. A CCTV drain report shows where the line is failing and why, so you are not paying for the same clear every few months.

On the camera / In the pit

What we find in business drains.

  • 01

    Grit, fines and silt

Washed in from floors, yards and wash bays, then settled at low points.

  • 02

    Grease and process residue

Builds up on the pipe wall until the line narrows.

  • 03

    Packaging and wrap

Caught on grates, joints and damaged sections.

  • 04

    Tree roots

In older sewer and stormwater lines, through joints.

  • 05

    Damaged pipe

Crushed, cracked or sagging sections found on camera.

§05 / How a drain job runs

From “it’s backing up” to running clear.

The order is the same for a single floor drain or a full site. Bigger sites and repeat blockages add a camera and a written recommendation.

1

Phone brief.

Tell us what is backing up, where, what runs down that drain, and what has been tried. We pick the likely tool before we arrive.

2

Site check-in.

Induction if your site needs one, a walk to the problem with your site lead, and access points found: inspection openings, pits and gullies.

3

Clear with the right tool.

The jetter wherever we have access, the drain machine for indoor lines it cannot reach, and CCTV when the cause needs confirming.

4

Verify it flows.

Water run through every fixture and grate on the line, and a washdown test where that is what blocked it.

5

Findings & next steps.

What we found, what we did, and whether the line needs repair or a scheduled jet. Invoice emailed through.

Before it blocks Want drains looked after before they block? We can put the problem lines on a facilities maintenance schedule.
§06 / How we work on site

Cleared for site before we start.

A business site has rules a house does not. We bring the paperwork and work around the way your site runs, so a blocked drain does not turn into a second problem.

§07 / Blocked drains Dunheved FAQ

What site managers ask us.

Straight answers from a licensed Penrith plumber. If your question is not here, send it through.

Can you clear a blocked drain without shutting down the site?
Usually, yes. Most clears only need the affected line out of use while we work, so the rest of the site keeps going. Where a trade waste or process line has to be isolated, we agree the timing with your site lead before we start.
What if the blockage is in Sydney Water’s main, not ours?
We work out where the blockage sits as we clear it. If it is on Sydney Water’s side of the boundary, we tell you, point you to Sydney Water, and explain how the cost can be claimed back. Our article on who pays when the blockage is in Sydney Water’s main sets out the steps.
Do you guarantee the drain won’t block again?
No. Grit, grease, roots and what goes down a drain on a working site are outside anyone’s control, so we don’t warrant blockage clears. We will tell you on the day whether the line is likely to block again and what would stop it. Pipe repairs and replacements we do carry our 12-month workmanship guarantee.
Do we need a CCTV inspection?
Not for every blockage. A one-off clear is often the whole fix. CCTV is worth it when the same line keeps blocking, when we suspect a crushed or broken pipe, or when you need evidence for an insurer or landlord. It is paid investigative work, quoted before we start.
Do you supply a SWMS and complete our site induction?
Yes. A SWMS prepared for the scope, JSAs in your format where required, and certificates of currency for public liability and workers compensation. We complete inductions through your contractor management system.
