§02 / Why Cranebrook calls us

The original Cranebrook estate went up in the early 80s. Public housing, transition stock, owner-occupier conversions. Then Waterside arrived twenty-plus years later with lakes, canals and brand-new builds. Different decades, different problems.

We work both sides. The 80s-era polybutylene plumbing on the older side, and the newer estate-build plumbing on the Waterside side. One crew, one number to ring.

Original Cranebrook has 1980s plumbing in the walls.

If your place is north of Andrews Road and went up in the first wave, there’s a real chance you’re running 1980s polybutylene pipework. We’ve seen what fails, where it fails, and how to replace it without ripping the whole house apart.

Waterside is a different playbook.

The Waterside side is mostly post-2005 build. That brings its own pattern — mixer cartridge swaps, slab-laid wastes, and mains-pressure complaints on full streets. We work it weekly, so we usually know what your place is doing before we walk in.

Cranebrook sits directly north of Penrith CBD, with the rural fringe stretching out beyond it — North Cranebrook, Castlereagh, Llandilo, Londonderry, Berkshire Park and Shanes Park. The older estate above Andrews Road, the Waterside lakes development out to the east. One run, all of it.

Different decade, different failure.

Cranebrook’s two halves don’t fail the same way. Knowing which one you live in is most of the diagnosis.

Q.01 80s polybutylene

1980s polybutylene is on borrowed time.

A lot of the original Cranebrook estate runs polybutylene pressure pipe — the grey or white plastic stuff that was popular in the 80s and has since been pulled off the market. It hardens, gets brittle and cracks at the joints. We replace it in sections rather than ripping out whole walls, where possible.

Old waste lines are earthenware or PVC.

Original Cranebrook houses run earthenware or early PVC waste pipework, not asbestos. The earthenware is the one that ages — rubber-ring joints loosen, tree roots find their way in, and the falls drift over the decades. We jet, CCTV the line, and tell you straight whether it’s a clean, a reline or a dig-up.

Waterside estate plumbing has its own playlist.

The Waterside side is mostly newer build, with its own run of common jobs: mixer cartridge swaps, mains-pressure fixes, and the wet-area leaks that turn up when a slab moves. If your place is post-2005 in Cranebrook, that’s almost certainly the side you’re on.

40-degree summers kill hot water units.

Western Sydney summers run hot, full stop. Standard 10-year hot water units across both sides of Cranebrook routinely tap out at year seven or eight. Same brands die at the same age, every year. We can usually swap and dispose in the one visit.

Waterside drainage has to work harder.

Properties around the Waterside lakes and canals have tighter drainage paths to the legal point of discharge, and a lot of these are charged systems running under head rather than on fall. When one stops coping, we re-run and upsize where needed to get it working again.

What Cranebrook locals ask before they book.

The questions that come up over and over. Plain answers, no hedging.

How do I know if I’ve got polybutylene pipework?
If your Cranebrook place is original 80s build and it’s never had a re-pipe, you’ve probably got polybutylene somewhere. It looks like grey, beige or white plastic pipe with crimped fittings. There’s normally no visible pipework to easily inspect though — in most homes you only see it once a wall is opened up. The reliable tell is the age and build of the house, and pinhole leaks starting at the crimped joints. If you’re getting those, that’s usually your confirmation.
My place is on the Waterside side — different plumber needed?
Same plumber, different parts on the truck. The Waterside side is post-2005 build with estate-spec plumbing — mixers from a handful of brands, builder-grade hot water units, slab-laid wastes. We work it weekly and we know the common jobs, so we usually know what your place is doing before we arrive.
How fast can you get to my Cranebrook address?
Our standard hours are 7am to 4pm weekdays, Mon to Sat. Cranebrook is ten minutes up the road from our workshop. When we book in we’ll give you a target arrival window. After 4pm and weekends carry an uplifted rate, disclosed before we book in.
I’ve got a slow leak somewhere in the wall — what do you do?
Homes here aren’t plumbed off a manifold that zones the house, so there’s no isolating it down to a zone. What we do is check every fixture and fitting connected to the supply for a leak, watch the meter, then bring in leak-detection gear to pinpoint it inside the wall or under the slab. The goal is one neat access cut, not a wall full of guesswork holes. Common pattern on the 80s side: polybutylene cracking at the joint.
What are the old Cranebrook waste pipes made of?
Earthenware or early PVC on the original estate, not asbestos. The earthenware lines are the ones that give trouble with age — cracked sockets, root intrusion and drifting falls. We CCTV the line, find what’s actually going on, and tell you straight whether it needs a clean, a reline, or a section dug up and re-run.
Do you handle asbestos?
No — we don’t remove asbestos. If we come across it or material we suspect is asbestos (old fibro sheeting, some original pipe lagging), we stop and leave the removal to a licensed asbestos removalist. Once the area’s been made safe, we carry on with the plumbing. It’s not worth cutting corners with.
Do you do backflow testing for the Cranebrook Village shops?
Yes. Annual backflow compliance testing for food, retail and clinical tenancies through Cranebrook Village and the surrounding retail strips. SWMS supplied upfront, we handle the Sydney Water test certificate paperwork for you, next year’s test booked before we leave. Account terms available.
What’s your workmanship guarantee?
12 months on workmanship, parts and labour both. If something we did fails inside that window, we come back and fix it. No excess, no fine print. Manufacturer warranties on units pass through to you separately, and we’ll handle the claim if it’s something we installed.
