Ceiling stain after rain.
Brown ring or wet patch on the ceiling that shows up only after heavy rain, then dries out. Water’s getting in somewhere above, running along a beam, dripping down where it can.
Ceiling stain after a storm, gutters overflowing in heavy rain, downpipe pumping water at the foundation, or a tile that’s gone walkabout in the last southerly. Roof repair, gutter clean and replacement, downpipe and stormwater outlet work across tile, metal and Colorbond roofs in Penrith and Western Sydney.
Roof and gutter problems usually announce themselves after rain. The cause is rarely where the symptom shows up. Quick read on what you’re likely dealing with.
Brown ring or wet patch on the ceiling that shows up only after heavy rain, then dries out. Water’s getting in somewhere above, running along a beam, dripping down where it can.
Water cascading over the front of the gutter during heavy rain instead of running through to the downpipe. Gutters are full of leaves, the outlet is blocked, or the fall is wrong.
Wet patch in the garden bed under a downpipe, or water pooling against the slab during rain. Downpipe disconnected from stormwater, broken at the joint, or the outlet’s collapsed underground.
You can see a gap from the ground or the neighbour’s looking concerned. Wind has lifted a tile, a ridge cap, or torn back a section of metal sheet. Needs fixing before the next rain.
We do roof repairs, gutter and downpipe work, and ongoing maintenance. Leak diagnosis and patch, tile and ridge cap repairs, flashing replacement, full gutter clean, gutter section replacement, downpipe and stormwater outlet work. We don’t do full roof replacements as a single trade scope. If your roof needs a complete re-sheet or re-tile, we’ll tell you straight and point you to a roofing specialist.
Most calls fall into one of four scopes. Each is a different job in length, cost and what we’ll need on the day. Here’s the honest version of what each one involves.
Up on the roof, find the actual leak point (rarely where the stain is), repair the cause. Flashing, tile, ridge cap, valley join, or a vent that’s done its years. Investigative work is paid time.
All gutters cleared of leaves, twigs and sludge. Outlets to downpipes flushed. Checked for fall and seal at the joints. The most common ongoing job, especially around gum-heavy streets.
Section of gutter that’s rusted through, sagging, or pulled away from the fascia. Cut out and replace the failed section in matching Colorbond, reseat the brackets, reseal the joints.
Downpipe broken at the dropper, disconnected from stormwater, or the stormwater outlet itself collapsed underground. Cut and replace what’s failed, reconnect to the line, water flows where it should.
Penrith summers bring afternoon storms that drop a lot of water in a short window. A gutter that’s quietly half-full of leaves from autumn copes fine on a normal day and overflows in a thirty-minute storm.
The other Penrith factor: gum trees, paperbarks and jacarandas everywhere. Beautiful in the street, brutal in your gutters. A two-storey home under a gum line can need cleaning every six months, not yearly.
The pattern we see most: a leak that looks like it came from the roof is actually a gutter overflowing back under the eave line. Clean the gutter, the “leak” stops, and the homeowner saves money on a roof investigation that wasn’t needed.
For most repairs and gutter work, this is the visit. Larger jobs (downpipe replacement with excavation, multi-section gutter replace) take longer. The order is the same.
You tell us what you’re seeing, when it started, and what the roof and gutters look like from the ground. A photo of the stain and the gutter line outside helps us prepare.
Up on the roof and along the gutter line. Check tiles, ridges, flashings, valleys, gutters, downpipe drops. We’ll show you what we find before we propose a fix.
Firm quote covering parts, labour and any access requirements. You decide if we proceed. For larger jobs we’ll book a return visit; for smaller repairs we usually do it on the day.
Repair the cause (flashing, tile, downpipe), or full gutter clean and flush. Materials matched to existing where possible (Colorbond colour, tile profile). Old material removed.
Hose test the area to confirm the fix holds. Photos of before and after where useful for insurance. 12-month workmanship warranty kicks in. Invoice emailed through to you.
Most Penrith repairs need the same handful of materials, kept in stock so we don’t burn a day chasing a single tile or a length of gutter. Anything custom (matched terracotta profiles, heritage finishes) we source through trade suppliers.
Direct answers from a Penrith plumber. If your question isn’t here, send it through and we’ll add it.
Ring the workshop and tell us what you’re seeing, or send a photo through with the location of the stain and the gutter line outside. We’ll narrow the likely cause and book the visit.
