Caddens is a newer release area beside Western Sydney University’s Kingswood and Caddens campus — modern slab-on-ground builds, mains pressure, mixer taps and continuous-flow hot water, with a scatter of older homes on the streets nearby. The plumbing is recent, but it still calls us for the same short list of jobs.

Q.01Mixer cartridges
Single-lever mixers stiffen and drip.
Every Caddens kitchen and bathroom runs a mixer tap. A few years in, the cartridge goes stiff or starts to weep at the base. We carry the common cartridges and usually swap it in the one visit instead of replacing the whole tap.
On a newer home it’s the hot water that goes before anything else — a continuous-flow gas unit on a fault code or a storage tank that’s stopped heating. We’ve usually done the same swap on the street next door and can match the unit and take the old one away.
Sometimes a Caddens home runs high or low at the tap. A pressure limiting valve keeps high mains pressure in check; where it’s genuinely low we test it and look at a booster pump. We measure the pressure before we touch anything.
Modern PVC drainage isn’t immune — fats in the kitchen line, lint and sludge in the laundry. We jet it clear and run the CCTV if it keeps recurring, so you know whether it’s habit or a fall problem in the pipe.
A few streets from the new releases are older brick homes on aged copper and earthenware drains. Pinhole leaks, root-blocked lines, tired fittings. We work those just as readily as the new builds.

Standard hours are 7am to 4pm weekdays, Mon to Sat. When we book in we’ll give you a target arrival window, not a four-hour blob. After 4pm and weekends carry an uplifted rate, disclosed before we book in.
What do you charge for a call-out?
Our call-out is factored into the first hour’s charge during standard hours. After-hours work carries an uplifted rate, disclosed before we book in. Phone quotes for straightforward jobs are free.
My place is an older home near the new estate — do you do those too?
We do. The older brick homes a few streets over run aged copper and earthenware drains, and we work on that stock all the time. New build or older neighbour, same crew.
What’s your workmanship guarantee?
12 months on workmanship, parts and labour both. If something we did fails inside that window, we come back and fix it. No excess, no fine print. Manufacturer warranties on units pass through to you separately.
